A commercial ground floor with two independent shopfronts, and two residential floors above — separate services, separate access, one building.
The challenge
Commercial and residential uses in one structure means two electrical services, two water lines, fire compliance for the retail floor, and acoustic separation between the shops and the bedrooms above.
Our approach
MEPF was designed as two fully independent systems from day one, with separate meters, risers and pumps. A floating slab detail with a resilient layer isolates the retail ceiling from the residence above.
The outcome
Both shops were trading within a week of handover. The owner reports no acoustic complaints from the residential floors.
